🏙️ What’s Next for the Simi Valley Town Center?

I had the chance to speak directly with Gregg Hall, Managing Director at SteelWave — the company now leading the revitalization of the Simi Valley Town Center. With big changes on the horizon, I wanted to hear firsthand what the community can expect. Gregg shared insights on everything from new tenants to long-term plans for housing and design. Here are my top 7 takeaways from our conversation.

🏗️ 1. Revitalization, Not Replacement

Gregg emphasized that SteelWave does not want to replace the Town Center — they want to revive it as a gathering, shopping, and entertainment space. The goal is to maintain it as a true town center, not turn it into a housing development disguised as retail. Physical upgrades — paint, awnings, outdoor seating, and more are a part of the plan moving forward as well.

🛍️ 2. Modern Retail = Experience-Driven

They are thinking The Vineyards at Porter Ranch is a great model. In fact they like it so much SteelWave has brought on AO Architects — the same designers behind the new developement in Porter Ranch. Traditional anchor stores like Macy’s aren’t coming back. Instead, expect more experience-based tenants things like: restaurants, mini golf, pickleball, fitness centers — things that make people want to spend time, not just run errands.

🧱 3. Commercial Tenant Talk

Gregg and his team really appreciate the support they are recieving from current business tennants at the Town Center. SteelWave wants to work with them so they remain a part of the future plans. Currently, the center has too many vacancies and has proven tough on businesses over the years. A new tenant is already lined up for the former Macy’s West building (Gregg isn’t able to share that info at this time), but that could jumpstart new leasing momentum.

🏘️ 4. Mixed-Use Plans May Include Thoughtful Housing

SteelWave is exploring low-rise housing options (e.g., townhomes or duplexes) on the periphery, not front and center. The goal of housing is to add vitality and foot traffic, not overpower the retail. The housing component could help drive more dollars into businesses at the Town Center.

🧩 5. Every Piece Must Support the Whole

Gregg stressed: this plan only works if all components thrive — retail, housing, public spaces. They are modeling the project after successful redevelopments like The Vineyards at Porter Ranch as we mentioned earlier.

🗣️ 6. Community Input is Central

I really appreciated Gregg’s stress on the importance on getting this right. And making sure the Town Center is Simi and not just located in Simi. SteelWave is in the public outreach phase — engaging with the City Council, Chamber, Rotary Clubs, and community members to co-create the vision.

🧠 7. The Vision Is Long-Term, But Momentum Starts Now

While a rough timeline for plans to be set and approvals to get in place looking like somewhere around 12–18 months. Leasing discussions have begun, cosmetic upgrades are being looked at, and SteelWave is actively engaging the community to shape the future. This isn’t just talk — the work has started.

The Weekly Crave |   Beeps Diner

If you haven’t been to Beeps Diner yet, you’re missing one of the most charming spots in Simi to grab breakfast, lunch, or dinner — especially with kids in tow. This is one of my favorite spots to bring my son.

🎸 Step inside and it’s 1955 again — neon signs, jukebox tunes, black-and-white checkered floors, and retro booths that make the whole place pop. My son’s favorite part? All the classic memorabilia lining the walls.

 🍔Beeps is family-owned and beloved for its all-day breakfast, hearty burgers, stacked subs, creamy shakes, and generous portions. From eggs Benedict to patty melts, and of course those giant milkshakes reminding me of Hudson’s Grill (a reference for those of you who were in Simi before 2006). The Beep’s menu is extensive and I’ve loved everything I’ve ordered there!

🕖 Open daily from 7 AM–10 PM (until 11 PM on weekends), it’s perfect for early birds, late bites, and everything in between.

Beeps Diner is pure nostalgia and a delicious blast from the past!

🌳 July Is Parks & Rec Month

This July marks the 40th anniversary of Park and Recreation Month — and Rancho Simi Recreation & Park District is throwing a month-long celebration to honor the joy, connection, and wellness our parks bring to Simi Valley.

The theme this year is “Build Together, Play Together”, spotlighting how parks unite our community. Whether it’s movie nights under the stars, splash pad adventures, scenic hikes, or live music at the park, there’s truly something for everyone this month.

🗓️ We of course are going to keep you in the know with all the things RSRPD has in store. But don’t forget with 39 parks, tons of hiking trails, rec centers, and year-round programming, we’re lucky to have such an awesome Parks & Rec team right here in Simi.
